What is an Emergency Repair?

An emergency repair is any urgent issue, affects safety or security, or may cause further damage to the property if not attended to immediately.

These situations generally require immediate action outside of business hours.

Emergency repairs include:

  • Burst water pipes or serious water leaks
  • Blocked or overflowing toilet
  • Serious roof leaks
  • Gas leaks or suspected gas issues
  • Dangerous electrical faults or power hazards
  • Flooding or significant storm damage
  • Fire or impact damage to the property
  • Loss of essential services (water, electricity, or gas)
  • No hot water or complete hot water system failure
  • Faults that make the property unsafe or insecure (including smoke alarms)
  • Damage likely to cause injury, property damage, or serious inconvenience
  • Urgent issues affecting access to the property (e.g. broken locks, security failures)

 


 

Important Information

Please refer to your tenancy agreement for any preferred or nominated suppliers relevant to your property.

The contacts listed below are approved after-hours emergency contractors and should only be used when urgent repairs cannot wait until office hours.

Please note:

  • If a contractor is called out and the issue is not deemed an emergency, the tenant may be responsible for the call-out costs
  • Misplaced or lost keys are the tenant’s responsibility, and locksmith charges will apply
  • The property owner’s insurance does not cover tenant contents — tenants are strongly encouraged to hold their own contents insurance
